  • Many councils now use Local Design Codes, which guide proportions, materials, and landscaping to reflect local character.

  • Expect an 8–12 week decision period, but validation and consultation delays are common.

In both nations, local planning officers must weigh your design against their policies and local context. A well-prepared submission that addresses policy upfront is far more likely to succeed.
