Executive Housing Development – Farm Steading Renovation in Lundin Links

In 2014, ACA were appointed to provide executive housing development proposals for converting a farm steading and farmhouse building overlooking Lundin Link golf course in Fife. ACA conducted a feasibility study of the overall site, completing a series of 5 masterplan options. These were reviewed by the client, local surveyors and the design team, with the most suitable masterplan selected for further development.

The chosen option would see the existing farm building renovated and extended, whilst the existing stone steading would be converted into a new dwelling. These proposals allowed for a new contemporary executive home to be designed into the gap between the two buildings.

The three projects within this executive housing development were submitted for detailed planning in 2014, with approval given by Fife Council.

Each of the plots was then put up for sale on the open market.  The steading has been sold to a private developer, and the careful renovation of the steading building will start later in 2015.

The contemporary building (which is still available for purchase) is very striking in design – in order to contrast between the two stone buildings within the housing development. It is a split-level building designed incorporating SIPs panel construction, with high airtightness and insulation values. 

The house is designed not to impact visually on either neighbouring properties – with all windows and doors facing the front or the rear.

The majority of the main accommodation is to the rear, with stunning views over Lundin Links golf course and out to the Firth of Forth. The materials for the contemporary building are a white render, with zinc wall and roof cladding.

The client was delighted with the planning approvals and the designs provided by AC Architects for this executive housing development.

Update Aug 16 – The steading conversion has been started on site and is due for completion in late 2016.
