Embarking on a construction project, whether it’s a self-build or a renovation, can be a complex and challenging endeavour. There are numerous stages involved, from initial planning to detailed design and finally bringing the project to life on-site.
However, with the guidance and expertise of Allan Corfield Architects (ACA), clients can navigate through these stages seamlessly. In this article, we will explore how ACA supports clients throughout the project, focusing on the importance of detailed design and engaging with ACA as early as possible.
YOUR FIRST STEP AS A CLIENT
The first step for clients is to obtain planning permission, and once planning permission is secured or in progress, the project moves from the initial design stage to detailed design. This is the stage where ACA steps in to ensure compliance with building regulations and approved documents.
Detailed design involves submitting the necessary documents for approval, such as a building warrant in Scotland or a full plan certificate in England. At ACA, our team will take the time to check all drawings and documentation that are needed to ensure that our clients reduce the risk of any issues occurring during the submission of these documents.
ACA also emphasises the importance of involving a structural engineer early on to assess the structural integrity and buildability of the design, avoiding any unforeseen challenges during the detailed design stage. Our team works closely with Allan Corfield Structures (ACS), who are based in the same office, which provides clients with the full package of expertise that they require for their build.
You have the benefit of planning and the initial designs being reviewed structurally as well as by the architectural team through each stage.
In Scotland, a production package is required as the next step in the process. ACA will work alongside the structural engineers in producing this. As part of this, your structural engineer will provide an SER certificate. This is required in Scotland. However, in England, calculations would be submitted and checked by building control. ACA would advise that regardless of location, you go down the route of a production package.
THE IMPORTANCE OF ARCHITECTURAL DRAWINGS
So why would we advise this? Well, a detailed set of production drawings plays a crucial role in a construction project. It provides essential information for builders to understand how the building components fit together, especially in the case of energy-efficient and low-fabric homes.
The drawings outline specific details like the placement of membranes, tapes, windows, and insulation. They also address airtightness, thermal efficiency, and compliance with Part L regulations. By having these detailed drawings, builders and clients can ensure that the construction aligns with the latest regulations and standards.
VISITING THE SITE
Once your chosen construction system is up, this could be ICF, Timber Frame, or SIPS. Our team would then come and review the structure. This service would be provided at a fixed rate and is hugely beneficial for all professionals involved. During this visit, we would walk around the site with you or your contractor, taking time to look at all the main elements that have been constructed on-site. ACA would then ensure that the structure was in line with the drawings.
A full report would be written, and evidence provided for anything that may need to be changed or rectified. If any issues are highlighted during this visit, then ACA will advise you who to consult with regarding this. It may be a structural issue, something for a contractor to look at or the architect that needs to take a look at it.
WORKING AS A TEAM
ACA understands the value of collaborating with external consultants during the production stage. This involves incorporating their expertise into the drawings and ensuring that all the necessary details and designs are accurately represented.
Consultants specialising in services like heating, kitchen and bathroom layouts, or specialised structural designs can provide valuable input that enhances the overall construction process. By integrating this information at the production stage, ACA ensures that the project aligns with the client’s vision and meets the highest standards of quality.
